Investment Criteria

Markets: Our primary focus is in the Puget Sound region.

Property Types: Office, retail, industrial and land. Others considered on a case-by-case basis.

Investment Size: $5-100 million (total project costs)

Investment Structure: All cash, cash and new debt, or cash and the assumption of existing debt.

Opportunity Profile: Income Producing Properties: We look for opportunities where we can add value by re-leasing, repositioning, redevelopment and/or recapitalizing the asset.

Land: We target opportunities where patient capital is required to take advantage of improving market conditions, to work through the permitting process, and/or to find users for sites.

Hold Period: 2-10 years (flexible)

Leveraged Yield Targets: Mid-teens+
